What you'll be doing

Manage each community to ensure the accomplishment of the owner's goals and objectives. Ensure the communities operate in an efficient, cost-effective manner. Assure the communities are maintained in accordance with the standards and procedures established by the owner. Assure that communities with subsidy are in compliance with governmental regulations. Review and revise the annual budget and business plan as completed by the site manager and obtain owner approval of the budget. Review monthly financial statements and prepare owner's letters. Recommend and implement marketing programs, rental rates and maintenance programs. Make regular inspections of the communities to ensure standards and procedures are upheld. Inspections include checking vacant units, make-ready units, and reviewing files for proper documentation. Negotiate service contracts for the communities. Recruit, hire, train and motivate employees of the communities. Communicate regularly with the executive vice president and the owner.

What your background should be

Must have or be in process of obtaining CPM. Must meet underwriting standards for fidelity bond insurance, as personal automobile will be used, must possess valid driving license of the state in which employed, and must meet standards of insurability set by insurance carrier to operate personal automobile in furtherance of company business. Must be able to use computer software, such as word processing software and spreadsheet software. Experience Operational experience as a property manager or site manager of large apartment community is preferred.

Required Schooling / Training

College degree preferred
