What you'll be doing

Direct responsibility for a portfolio of multiple multi-family properties. Maintain a detailed understanding of all factors affecting various markets and submarkets associated with the portfolio. Ensure creation of strategic financial planning and annual budgeting. Engage as necessary in risk management review. File and process personal and liability insurance claims. Perform financial analysis, performance tracking and ongoing review of all data and documents such as revenue management data, forecast and profit and loss statements. Conduct monthly reviews with each property to discuss monthly data and develop strategies with operations to improve performance. Engage and enhance property manager performance and understanding of reporting and forecasting through on-going training. Complete property reviews for each asset at a minimum of one time per year; however, specific properties may require additional visits. Responsible for assessing, developing and implementing value enhancement opportunities for the portfolio including an operations focus and an understanding of all types of capital projects. Identify and address any potential or existing conditions relating to life safety, legal or physical deficiencies. Responsible for ensuring that property specific compliance requirements are completed, including accounting and quarterly reporting of financial statements, requirements of ground lessors, lender requirements, local taxation and zoning authorities. Also responsible for supporting both internal and external counsel, accountants and other consultants in property specific issues that may occur. Participate in special projects that may include evaluation (due diligence) of properties for acquisitions or dispositions among other recurring and non-recurring events. Research historical costs and recommend savings opportunities. Review and maintain tracking record of existing contractual agreements for ancillary income and prepare for renewals. Identify income generating strategies and obtain proposals for recommendations to owners.

What your background should be

Ideal candidate will have no less than 10 years of relevant experience in the real estate multi-family property industry. Preferred candidate will have 3 to 5 years as multi-unit operational experience as either an asset manager or area manager for either a brand or franchise management company. Proven strength in revenue management. Proven high quality experience in operations and operations finance. Working knowledge of property-level financial statements along with a track record of highly profitable operations. Possess strong organizational and project management skills. Task oriented and possesses a track record of meeting deadlines and delivering on goals. Exceptional instincts. Excellent leadership and interpersonal skills. Ability to train, motivate and serve as a role model. Sensitive to and respect for the confidential nature of the subject matter of the job and the department.
