Maintenance Technician/Caretaker

What you'll be doing

Responsible for general maintenance of apartment units including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping. Records and monitors work orders in real page. Prepares and turns vacated apartments within a 24-hour period (72 hours if not immediate). Assists in prioritizing all work orders. Assists in scheduling and completing preventive maintenance for buildings and building equipment. Hands-on work of all building repairs, preventative maintenance and general upkeep of the project with special attention to more involved operations. Polishes and fluffs vacant apartments on a weekly basis. Performs routine light inspection of common areas. Cleans vacant units in accordance with cleaning checklist. Resets breakers and changes switches or outlets plates. Works the last day and first day of each month until responsibilities completed. Works overtime as necessary. Teams up with caretaker to maintain exterior grounds and common areas in quality, presentable condition. Picks up trash and keep common areas neat. Sweeps walks and curbs. Waters lawn, trees, shrubs and flowerbeds. Shovels walks, sand or salt icy areas. Performs year-round grounds maintenance, including snow and ice removal. Keeps all assigned interior areas clean and free of debris. Informs property manager of needed supplies. Assists in maintaining sufficient maintenance supply stock. Assists in contracting all outside vendors and taking bids for special projects or extensive maintenance. Obtains approvals for expenditures and maintains budgets. Communicates all maintenance concerns to maintenance supervisor. Follows up on maintenance requests in the computer. Reviews turnover schedule daily. Reports policy violations. Assists with resident functions.

What your background should be

Six months caretaking experience preferred. One year of apartment maintenance experience preferred. Must provide own hand tools. Good communication skills. Basic mechanical skills. Ability to work effectively with minimal supervision. Willingness to learn. Strong motivational skills. Ability to lift up to 21 lbs. frequently and up to 35 lbs. occasionally. Walking, bending, lifting, kneeling and stair climbing. Push and pull up to 50 lbs. Withstand external weather conditions. Reach above and below shoulders. Exposure to cleaning chemicals. Use hands and fingers to grasp, twist, pull and manipulate machinery and objects.

Required Schooling / Training

High school graduate preferred.
