What you'll be doing

The land coordinator will work closely with the phoenix divisions land development managers, land construction managers and vice president of land acquisition and development to manage land development projects from acquisition to final assumption and will serve as a liaison between sales, marketing, construction, purchasing, government authorities, consultants and contractors to ensure projects are completed in a timely and cost effective manner while striving to achieve the best home owner experience in all activities undertaken. Assist land development managers to achieve timely planning approvals. Set up of land development budgets within the companies accounting software. Process subdivision, utility and other agreements. Assist with dry utility coordination. Ensure sales, marketing, purchasing, construction and division offices have all information required for scheduling, sales and construction. Administer the procurement of construction, engineering, landscape design and other consultant services, including generation of bid packages, bid awards, change orders, etc. Administer distribution of all contract documents, including construction plans, specifications, contracts etc. to subcontractors. Assist with obtaining all required permits.

What your background should be

Extremely strong collaboration and communication skills. Understanding of basic budgeting and cost accounting principles. Understanding of and proficiency in the JDE system. Ability to establish positive relationships with contractors and governmental agencies. Proficient in Microsoft applications, including Outlook, Word, Excel and Project.
