What you'll be doing

The Maintenance Supervisor is responsible to ensure that the physical aspects of the property meet company standards for safety, appearance and operation within budgeted financial goals. Be a team leader by delegating, supervising and directing the work of the department, while encouraging team performance. Complete regular community inspections. Monitor the maintenance and up keep of all mechanical equipment at the community. Observe contractors and vendors workmanship to ensure satisfactory performance and project completion. Assist property manager on special maintenance projects as needed. Implement preventative maintenance programs. Perform various community maintenance functions and records and files findings accordingly.Report any maintenance concerns for repairs on available apartments, models, clubhouse and/or common areas to the Property Manager. Comply with environmental/operating & emergency procedures. Must be available to be contacted 24/7 for emergency on calls and respond accordingly. Troubleshoot and repair mechanical, carpentry, and electrical problems. Snow removal (If applicable). Pool, Hot Tub and Sauna Maintenance and Emergency Contingency Plans. Assist in other areas of property including painting, grounds keeping duties, trash pick up, housekeeping, office support, etc. depending on property. Secures the most cost effective prices for materials, while staying within the budget guidelines set for the community. Assists regional and property managers in hiring, interviews, training, and performance reviews of maintenance staff. Ensures maintenance staff is performing company standards and that service requests are handled in a prompt, professional end efficient manner.

What your background should be

Must be HVAC certified. Demonstrate an ability to perform tasks described above without seeking outside contractor assistance, as well as general knowledge of all maintenance repair and service. A minimum of two years related maintenance supervisory experience. Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, etc.). Valid driving license. Be able to climb ladders to a height in excess of 20 feet, lift and carry up to 50 lbs.
