What you'll be doing

Maintain and monitor wait list per established guidelines. Coordinate resident move in activities, including collecting deposits, completing paperwork and conducting new resident orientations process resident move out activities per established guidelines; show vacant units and marketing property amenities as needed. Complete timely and accurate annual recertification as required. Meet with residents to discuss and resolve issues. Utilize selection and retention strategies to maintain 100% occupancy level. Maintain appropriate paperwork, tenant files and records (paper and electronically). Responsible for lease enforcement; including accurate and timely preparation and service of lease violation notices. Monitor buildings for safety, security, cleanliness, and general good condition. Ensure adherence to proper preventive maintenance schedules including ongoing maintenance and janitorial service. Complete and submit reports, forms and other paperwork as required. Create marketing and advertising campaigns for apartment leasing; conduct market surveys regularly. Oversee property voicemail service, ensuring superlative customer service, up-to-date calling sequences, and accurate contact information. Notify residents of all issues affecting their tenancy including but not limited to, notices for non-payment of rent and eviction. Oversee security deposit administration including inspecting units to determine resident balance or refund, preparing disposition letters, and processing security deposit returns. Utilize maintenance software program to enter in and track work orders, and regularly reviews maintenance reports. Remain current on and compliant with policies and laws affecting the marketing and leasing of the property. Effectively address emergency issues (alarms, emergency work orders, etc.). Perform additional duties as assigned.

What your background should be

Minimum of two (2) years LIHTC multi-family property management experience. Demonstrated marketing and leasing experience. Ability to effectively perform in a busy, changing, multi-tasking work environment. Knowledge of PC-based software applications (Microsoft Word, Excel and group wise). The candidate must possess and maintain a valid driving license in state of residence, and maintain an insurable driving record under the terms and conditions of the company auto liability policy.

Required Schooling / Training

Bachelor degree in property management or related field or an equivalent combination of education and property management experience.
