What you'll be doing
- Coordinate the planning of all building, remodeling and landscaping projects, working in cooperation with administrators, teachers, architects, engineers, contractors, planning and zoning personnel, utility representatives, and others. Review all building and landscaping plans, specifications and bids involving appropriate companies personnel. Support company leadership for the purpose of collaborating with administrators in achieving department, program and company goals. Responsible for supervising contractual agreements for capital construction projects, including, but not limited to: Notify bidders; prepare contracts, review contracts and bonds for presentation to the superintendent of company; receive, review, and approve all pay applications, including those from SFD, architects and engineers, prior to processing by accounting; conduct project inspections; determine when projects have reached the points of substantial completion and final completion; notify the office of the superintendent of proper dates of legal advertisements; draw preliminary sketches and plans for remodeling, additions and plan changes; maintain knowledge of building codes and construction procedures and materials; establish and maintain a liaison with regulatory agencies, including SFD, building inspectors, fire marshal and others. Review all fire marshall reports and make company improvement recommendations accordingly. Follow-up on all code violations. Responsible for the safety of all company facilities including protection from fire and other building hazards, review reports from code enforcement agencies, and recommend and implement actions as necessary. Shall maintain a complete inventory of all company facilities and grounds including current as-built drawings of all property, including initial construction, additions, alterations, repair and renovation. Schedule and conduct an annual inspection schedule of all company facilities. Prepare documents for advertising and bids on capital improvement and other company projects. Coordinate and manage the construction process for all new construction including design, construction, and occupancy. Identify scope and cost, establish priorities and implement the work. Responsible for the asbestos management plan and all environmental concerns. Prepare and manage an approximate budget of $20 million for major maintenance, maintenance operations/repair, at all company locations and capital projects. Approve purchases and requisitions of construction and maintenance equipment and supplies. Responsible for all legal procedures regarding maintenance personnel matters of classified employees within the company.
What your background should be
- Construction management and leadership in facility planning, construction maintenance, and general upkeep of buildings and grounds. Ability to supervise, coordinate, and maintain effective working relations with all company personnel. Ability to take appropriate action in emergency situations. Background in architectural design and/or engineering or equivalent job related experience and training. At least three years supervisory experience in the construction field including, design, construction and construction management. Maintain a class C drivers license. Meet current company vehicle insurance qualifications for driving coverage. Preferred candidate holds certifications in asbestos, management planning, inspector, contractor, and supervisor.
