What you'll be doing
- Responsible for managing, coordinating and administering the project from conceptual stages through all phases of the project. Also responsible for the administration of major and complex projects with the assistance of the project team. Leads the project team and ensures project completion within budget, schedule and conformance with design documents. Takes the initiative in working with all departments including cost/scheduling, procurement, quality assurance, construction, labor relations, finance and accounting and other services required to be performed for the project to achieve an integrated project team approach to the work. Initiates and directs the planning and development of the project scope, procedure, budget and overall project schedule. Participates in developing project bidding strategy with the project team and purchasing department. Prepares scopes of work for each trade, in construction with purchasing. Reviews and provides schedule information for bid documents. May be asked to participate in contract negotiations. Develops with the project superintendent, a logistics plan that allows the contractors to complete their work in a coordinated, efficient manner. The plan should look to mitigate the impact of the project on the surrounding neighborhood and traffic around the site. Coordinates and integrate the activities of all of the assistant project managers, project engineers and other support staff on the project. Establishes priorities for the project staff based on owner and project requirements. Reviews and approves all major purchase orders, change orders and contractor/vendor requisitions as prepared by the project staff. Establishes regularly scheduled meetings with the owner, contractors and design team to review the following: shop drawing preparation / approval, equipment/material lead times and required on site dates, manpower projections vis a vis the project schedule, quality/performance issues on and off site. Identifies any factory visits that may be required and schedule those accordingly. Ensures that the cost report is updated on a monthly basis. Reviews and approves all project forecasts, schedules, cost estimates, financial reports. Ensures that the owner is apprised of all deviations from the project baseline data (i.e., original schedule, budget, etc.). Coordinates with the project executive all client business related contact/correspondence to ensure consistency of reporting throughout the organization. Obtains approvals for changes to the project that have been generated by the project team (A/B, owner, etc). All costs incurred by the change shall be approved by the owner prior to proceeding. Obtains clients acceptance of the work and sign off for the completed project. Responsible for the preparation and submission of the final project report and prompt close out of the subcontractors.
What your background should be
- 20+ years of progressive experience in construction management, for a prestigious construction management firm. Thorough knowledge of all phases of construction operations relating to field activities, of all field engineering disciplines, all construction technologies and project management. Experience in a leadership role for complex, large projects. Experience in high rise condo construction highly desirable. Other mega commercial project experience also highly desirable.
